Frequently Asked Questions

Question 1

What does it cost?

Accepted Answer

We charge a percentage of your booking income — between 7% and 15% depending on your management level — plus GST. There are also one-off setup costs such as professional photos and a first deep clean. We'll give you the exact figures, and an estimate of what you'd take home, on your free appraisal call.

Question 2

Am I locked in?

Accepted Answer

No. Either side can end the agreement on 30 days' notice, and there's no minimum term. We don't take a cut of your future bookings once the agreement ends. If you only want a few months, we'll tell you honestly whether the setup costs are worth it.

Question 3

I already host on Airbnb. Do I keep my listing?

Accepted Answer

Yes. You keep your own listing, with its reviews and history, and we're added as co-host. Your track record stays with you.

Question 4

Do I need a permit?

Accepted Answer

In Tasmania, sharing the home you live in usually doesn't need a permit. A house or unit that isn't your main home usually needs a planning permit from council. If yours does, we can assist with the application on request. Council makes the decision, typically within 30 to 42 days.

Question 5

Where is your team based?

Accepted Answer

Right here in Hobart. Our team handles pricing, guest messaging and owner accounts locally, and our cleaners and maintenance crew work across Greater Hobart.

Question 6

How do you screen guests?

Accepted Answer

Through our own booking settings, which we've found weed out nearly all problem guests. We close same-day bookings by 9am, and after that a guest can only send a request, which we review before accepting.

Question 7

I'm with another manager. How do I switch?

Accepted Answer

Once you've told your current manager, we coordinate the handover and take care of the rest. If the listing is in your own account, you keep it — along with all your reviews and existing bookings.

Question 8

Who pays for cleaning?

Accepted Answer

Every booking includes a cleaning fee charged to the guest, covering the clean, linen and consumables after their stay. Our management fee is not calculated on the cleaning fee.

Question 9

Can I still stay there myself?

Accepted Answer

Absolutely — it's your home. Just tell us the dates and we'll block them out. There's no charge for your stay, just the clean afterwards, which comes off your statement.

Question 10

How quickly can you start?

Accepted Answer

As soon as the agreement is signed and we have access to the property. A furnished home with any required permit or registration can usually be live within a few days.
